Blok Returns To Green Point With TWELVEONB

Cape Town property developer Blok has launched TWELVEONB, its 23rd development and fourth address in Green Point.

Located on a heritage estate at 12 Braemer Road, the six-storey development introduces 50 new homes to a neighbourhood that continues to attract both permanent residents and property investors.

TWELVEONB marks Blok’s return to Green Point after more than a decade of developing across the Atlantic Seaboard and Cape Town’s city centre, and reflects the developer’s continued focus on considered urban living and neighbourhood-led design.

At the heart of the development is a simple idea: the best things are discovered rather than announced.

From the street, TWELVEONB presents a warm, textured brick façade designed to sit comfortably within the existing character of the site and surrounding neighbourhood. Beyond it, the building gradually reveals a series of more private spaces, from a minimalist entrance foyer and sheltered outdoor areas to a rooftop pool and clubhouse.

The development includes:

• 30 compact one-bedroom apartments, including one garden apartment
• One one-bedroom apartment
• 14 two-bedroom apartments, including one garden apartment
• Two two-bedroom duplex apartments
• One three-bedroom garden apartment
• Two three-bedroom duplex apartments

The architecture uses contrast, light and materiality to create a strong sense of privacy within a higher-density urban setting. Apartments step back from the street edge to create sheltered outdoor areas that bring natural light into the homes while maintaining separation from the street.

At ground level, a public pocket park creates an additional pause point along Braemar Road, extending the development beyond its front door and into the surrounding urban fabric.

TWELVEONB also features 24-hour on-site security, private entrance homes, pet-friendly apartments and parking with select apartments.

The launch comes as Green Point continues to evolve into a vibrant residential neighbourhood, attracting more people who choose to call the area home.

Its walkability, access to schools, green spaces, cafés, grocers, the promenade, V&A Waterfront and DHL Stadium have increasingly positioned the neighbourhood as a long-term residential choice for families and professionals.

For Blok, that evolution has helped shape the thinking behind TWELVEONB: a development intended to respond to the scale, history and everyday rhythm of its surroundings rather than compete with them.

Completion is targeted for April 2029, with apartments priced from R3 495 000.
