Sandton Gate wins at SAPOA’s 60th awards, making the case for building around the working day

As South Africa’s property owners mark six decades of industry awards, a Johannesburg precinct has been recognised for something harder to render than a skyline: fitting into the way people actually live.

Sandton Gate, the 10-hectare mixed-use precinct on Winnie Mandela Drive developed by Abcon and Tiber, has won the Retail Category at the 2026 SAPOA Property Awards for Innovative Excellence, held in the South African Property Owners Association’s 60th anniversary year.

The recognition lands as the industry questions some of its oldest assumptions. Hybrid work has thinned out single-use office nodes, regional malls are competing with convenience closer to home, and employers want buildings that give staff a reason to come in. Sandton Gate took all of these changes into account and built them into its masterplan, which began in 2018.

The precinct has been delivered in stages. Sandton Gate Tower added just over 16 000m² of offices, and The Terrace brought 136 apartments. Sandton Gate Central, the phase now trading, adds 12 000m² of retail and 10 000m² of new office space, with further phases expected to take the precinct past 75 000m².

Abcon Managing Director Bryce O’Donnell says the award matters less as a trophy than as a signal to the market: “For decades Johannesburg has built by separation: offices in one node, homes in another, shopping in a mall you drive to. Sandton Gate starts from the opposite idea, that a place should fit into the day people already have. When the industry’s own judges recognise that, it tells investors and funders the model is bankable, not just an attractive idea.”

Much of what distinguishes the precinct is detail. Delivery routes were tested with truck simulations so service vehicles manoeuvre entirely on site and entrance booms sit up to 27 metres inside the property so queues don’t spill onto a road carrying more than 50 000 vehicles a day. The neighbouring Braamfontein Spruit was fenced off as a no-go zone throughout construction to protect it and stormwater is attenuated before it returns to the river.

The same thinking runs through the structure. Concrete was specified with slag and fly ash, industrial by-products that replace part of the carbon-intensive cement. Rooftop solar, locally manufactured LED lighting on occupancy sensors and UV filtration on restaurant kitchen extracts reduce the precinct’s impact on the people living beside it.

Tiber Construction Group CEO Fernando Cardoso says: “Most of what earned this award disappears once the doors open: the slag in the concrete, the fence that kept our crews out of the spruit, the truck routes tested before a slab was poured. That kind of detail only happens when developer and builder plan together from day one.”

Sharing one site is also what makes mixed-use difficult: “Mixed-use is easy to draw and hard to run. Residents, office tenants, restaurateurs and a river corridor all share the same ground and every decision impacts someone else. It only works if you stay close to those people and keep talking to them long after opening day. The real test is who chooses to stay and who chooses to join.”

The precinct is also reshaping where Gauteng dines out. Tightline makes its Johannesburg debut with the coastal seafood philosophy of its Umhlanga original, Vlamo launches as a new concept built for the site and Tortellino d’Oro, a Johannesburg fixture since 1986, chose the precinct for its first expansion in nearly 40 years. They sit alongside Checkers, Woolworths, Dis-Chem and Planet Fitness, beside a riverside green belt.

SAPOA has framed this year’s awards around projects that set benchmarks for the next era of development. Sandton Gate’s contribution is a practical one: evidence that a precinct can earn repeat visits by fitting into consumers’ daily routines.
