South Africa’s Cape Winelands are emerging as an increasingly attractive retirement destination for wealthy foreign buyers, with the so-called ‘Golden Triangle’ of Paarl, Stellenbosch and Franschhoek drawing interest for its luxury property, security and lifestyle.
According to BusinessTech, the three Boland towns are attracting wealthy buyers, particularly from Europe and the United States, who are seeking gated estates, private healthcare, outdoor living and proximity to Cape Town.
The Africa Wealth Report 2026, cited by BusinessTech, found that the Cape Winelands recorded 55% wealth growth over the past decade, making it one of Africa’s fastest-growing dollar-millionaire hotspots.
The report also described the Winelands as Africa’s second-largest billionaire hub after Cairo, while predicting further growth in lifestyle destinations including the Cape Winelands.
Annien Borg, head of Pam Golding Properties in the Boland and Overberg, said demand for established lifestyle estates remained strong.
‘These three towns offer a lifestyle in spectacular surroundings that is hard to beat,‘ Borg said, adding that buyers were increasingly willing to pay a premium for the lifestyle offered by established estates.
Broader increase in foreign interest
Pam Golding Properties reported in September that the buyer pool includes local residents, returning expatriates, families and retirement-age buyers, with particularly strong demand in the R4 million to R8 million price range.
Property prices vary across the three towns. BusinessTech reported that homes in some Paarl estates start at around R3.75 million, while three-bedroom properties at Val de Vie start at just below R7 million. In Stellenbosch, new developments such as Newinbosch are selling homes from about R3.75 million to R6.5 million.
The trend forms part of a broader increase in foreign interest in South African property. Sunday Times reported that popular destinations for international buyers include Cape Town, the Boland and Overberg, with Franschhoek, Stellenbosch and Paarl among the preferred locations.
The publication also reported that the Department of Home Affairs had received more than 5,000 retirement-related applications from foreigners from more than 100 countries since 2020.
Favourable exchange
South Africa’s comparatively favourable exchange rate is another attraction for international buyers, allowing foreign retirees to access luxury property at prices that can be considerably lower than those in major global markets.
The demand is also being reflected in the wider luxury-property market. BusinessTech reported in July that foreign buyers accounted for about four in 10 South African home sales above R20 million, according to Lightstone data.
While the influx is benefiting the property market, South Africa is also tightening its immigration framework. BusinessTech reported earlier this year that proposed changes to the retirement visa system include a minimum age requirement and higher financial requirements.
For the Winelands, however, property specialists expect demand to continue as buyers seek a combination of security, scenery, amenities and relatively affordable luxury.
‘These Boland towns have experienced remarkable growth in the past few years, and there are more new developments planned,’ Borg said.
