Anyone eyeing a home on the KwaZulu-Natal coast now has firm dates to work with: Balwin Properties has released estimated occupation timelines for the apartments still on sale at Izinga Eco-Estate in Umhlanga, and the first of these could change hands as early as the close of November 2026. Buyers can now match a particular section of the estate to the moment they want to move in. Coming as spring hits its stride and the December break draws near, the news matters most to those who want to be living in Umhlanga by the time 2027 begins.
You will find Izinga Eco-Estate at the intersection of Wager Avenue and Herrwood Drive in Izinga Ridge, uMhlanga. The estate comes in two guises: the Signature Collection, finished to a higher standard, and the Classic Collection, which is Balwin’s bread-and-butter apartment product. The two options sit at one address and share a show house team and a planned Lifestyle Centre, yet they part ways on pricing, finishes and when keys are handed over.
Signature Collection: handover from November 2026
Within the Signature Collection, Izinga puts forward two- and three-bedroom apartments in Umhlanga. Pricing begins at R2 349 900 for the roughly 98m² two-bedroom homes, while the three-bedroom homes of about 139m² to 140m² start at R3 099 900. No one-bedroom units remain in the Signature Collection, as that option has sold out.
Each Signature apartment is kitted out with SMEG appliances, covering an oven and hob with extractor, a refrigerator, a washer dryer combo and a dishwasher, plus a Samsung WindFree 18 000 BTU air conditioner. The homes arrive fibre and DStv ready, Wi-Fi ready, and equipped with prepaid electricity meters.
Classic Collection: occupation in mid to late 2027
Pricing starts lower in the Classic Collection, where one-bedroom apartments open at R1 599 900 and three-bedroom apartments at R2 599 900. Private gardens come with the ground floor three-bedroom homes, whereas the one- and two-bedroom homes have balconies. Buyers will find the two-bedroom units gone, with today’s price list listing three-bedroom apartments whose estimated occupation dates fall on 30 June 2027 and 31 August 2027.
Defy appliances feature in the Classic units, taking in an oven and hob with extractor, a refrigerator, a washer dryer combo and a dishwasher, and the homes are fibre ready. Anyone who is in no rush to move during 2027 gains entry to the very same estate for less money through the Classic Collection, trading a lower price for a longer wait before occupation.
The Lifestyle Centre under construction
Work is now under way on the Izinga Lifestyle Centre, a shared facility for residents across both collections. Plans call for a gym, indoor padel courts, a wellness spa, a restaurant, a meeting and function room, a laundromat, a children’s play area and a cinema room. On top of that, the estate already features a standalone swimming pool and a dog park.
The estate is constructed to the IFC’s EDGE certification standard. Because South African banks tie their green mortgage offerings to a home’s EDGE certification, that rating carries weight, and Balwin aims for a 6 Star Green Star rating from the Green Building Council of South Africa across its Lifestyle Centres.

Much of the draw of Umhlanga apartments comes down to how many destinations lie just a short drive away. According to Balwin, Atholton Primary School is 1.7km off, Reddam House Umhlanga 2.4km and Crawford International 5.8km. Busamed Gateway Private Hospital sits 3.1km away, with Netcare Umhlanga Hospital and Medical Centre at 3.9km.
On the retail side, Oceans Mall lies 3.2km away, The Pearls Mall 3.4km, Cornubia Mall 4.3km and Gateway Theatre of Shopping 4.5km. The uMhlanga Lagoon Nature Reserve and lagoon trail are 2.3km from the gate, uMhlanga Main Beach and Promenade is 3.2km away, and both Padelnation uMhlanga and the uMhlanga Ski Boat Club are roughly 2.2km out. Mount Edgecombe Country Club is a 6.8km trip.
